PROPERTY DETAILS

The architecture, the fine materials and the colours used for this exquisite house, built by a renowned antiques dealer of Lucca, give harmonious and pleasant sensations.
The building has its length facing the beautiful open sea view and a total surface of 425 sq.m. divided on three floors.
From the main entrance, there is direct access to a hall room with a Lucca fireplace of the ‘700; the perspective goes through the large double living room to a wall library. Behind this there is a dining room with a fireplace with, next to it, a built-in kitchen; the dining room has a French window which gives access into the very nice patio with sea view, with barbecue and wood oven, ideal for summer al fresco meals.
Next to the kitchen there are two service areas: the first has a useful pantry/storeroom, a guest bathroom and a large cellar, the second one, on the other side, for service personnel, has a small living/dining room, a bedroom and a bathroom, plus a laundry area.
On the first floor, where the original wooden floor gives a warm atmosphere to all the rooms, there are two double bedrooms, a single room and a marble bathroom, all facing onto the corridor. At the end of it there is a master double bedroom with en-suite bathroom, with an additional room that can be either a wardrobe room or a single bedroom.
This floor has two independent accesses to the garden: one to a panoramic terrace near the swimming pool area and the other one, to a portico behind the house. Both terraces lead, through stairs and paths, to the garden of the villa.
Through a wooden staircase one reaches the attic floor where there is a large and bright open-space, with splendid sea view, used as additional living room and study. There is also a small bathroom and access under the roof for storage.

The property has very well maintained external areas, a lovely garden, access roads and paths in the green, and several parking spaces. The swimming pool is on a higher level of the garden and has different solarium areas and pergolas with great sea view, from the Liguria coast to Leghorn.
The land is about 8.000 sq.m.. with olive groves and woods.
There is the opportunity to buy separately a residential rustic of about 50 sq.m. on two levels and an agricultural annex of about 20 sq.m. - both, once renovated, ideal for either guests or a keeper – and 2 hectares of land which include a flat and free area on the hill that could allow to have a heliport. From this point there is an incredible view of the sea on one side and of the Camaiore valley and Apuan Alps on the other.

The villa is in the municipality of Massarosa, near Corsanico: the main facilities are at about 800 mt from the house. The centre of Massarosa and of Camaiore are at 9 km; the sea and the beaches of Viareggio and Versilia, at only 11 km, are reachable in about 20 minutes by car.
Massarosa, town of Roman origins, is a major tourist, agricultural and industrial centre, located to the west of Viareggio between Sarzanese road and Massaciuccoli lake and has a territorial structure spread among hills, plains and lakes. The area is dotted with a lot of exclusive villas (dating back to the 16th and 19th centuries), villages and historical churches. Massarosa is also well known for its natural beauties, especially for the famous Massaciuccoli Lake inside the natural Park of Migliarino, San Rossore, Massaciuccoli. The park extends along the coastline between Pisa and Lucca and also includes the former Presidential Estate of San Rossore, the pinewoods of Tombolo and Macchia Lucchese. In 2005 the Park was awarded with the European Diploma of Protected Areas and, thanks to its rich fauna, is a LIPU oasis, as well. The most outstanding hilly areas, if considered from a panoramic point of view along the shoreline, are Corsanico, Bargecchia, Mommio Castello, Montignano and Pieve a Elici, where one can appreciate breathtaking natural sights, historical and artistic beauties, immersed in the greenery and tranquility. From those hilly areas, the centre of Massarosa, the seaside and the beaches of the famous Versilia Riviera can be conveniently reached by car in just a few minutes. The hilly hinterland allows to go walking, cycling or horse riding on the old paths of the pilgrims along the Via Francigena.
