Nestled in the green hills of Lunigiana, this historical property has been carefully renovated and is located in an isolated position but at only few minutes away from the main facilities. You will live immersed in nature and in total relax.
After leaving the main road, the house can be reached by driving along the comfortable, flat dirt road passing through the wonderful oak and hazelnut woods.
The building dates back to the 1400s and originally it was a tower house for the payment of duties. The building was in a very bad state, but it has been completely recovered and renovated in 2007. Further expansion of the building took place in 2013.
A small stream flowing through the property divides it into two big areas connected by a bridge of Roman origins. On one side of the stream there are the property and the flat garden of about 1 ha; on the other side there is a plot of land of about 1.5 ha with stall and pasture, perfect for horses or farm animals.
The property is surrounded by a plot of land of about 2.5 ha. From the access road, you will access the big parking area that can host a lot of vehicles.
The building features stone masonry walls, develops on three floors and is currently used as holiday house (agritourism).
Passing through the portico patios you will access the ground floor which consists of the entrance passageway with stone staircase, a bathroom, the kitchen, the bright living room and a laundrette.
The first floor has very spacious rooms that can be freely used; besides there are a bathroom, two living rooms with a beautiful fireplace and a big room with glass walls and view of the garden.
The rooms on the first floor are currently used as dining rooms, but, with a small renovation, it is possible to turn this space into two bedrooms with bathroom and a big and bright living room connected internally to the living/dining room on the ground floor and externally to the garden. On the second floor the sleeping area consists of a small atelier adjacent to the staircase, two double bedrooms and a further bathroom.
This property also features a big, flat and well-kept garden with enough space for a swimming pool. There is also the possibility to expand the house by about 80 sq.m. and use this space as changing rooms or wellness centre. Show more Show less
This farmhouse is positioned on the hills of Lunigiana, in the district of Licciana Nardi just 3 km away from the main facilities. The motorway access of Aulla is at about 7 km away, the coastline of Liguria, Lerici and the stunning “Cinque Terre” are about 30 km away and can be reached in 30 minutes by car. The Lunigiana is an historical territory of Italy, which today falls within two districts and administrative regions. The “high-middle Lunigiana” is located at the extreme north of Tuscany, in the district of Massa Carrara. The “low Lunigiana” is positioned in the district of La Spezia along the last stretch of the Magra river. It has always been a land of passage and a natural corridor between several areas located in the Po Valley, Tuscany and Liguria. A prosperous land where time seems to have stopped, the landscape has maintained its original charm and the signs of man have been preserved for centuries and engraved in stone and marble: the mysterious and prehistoric Stele statues, the numerous and fascinating castles, the Romanic medieval churches, the typical medieval villages, the ancient paths of Via Francigena and a series of remarkable and refined works of art from the medieval, Renaissance and Baroque periods. A very hospitable land that has maintained its popular traditions, as folklore and the production of local products, all to be tried and savored: PGI honey, “testaroli” (a type of pasta), “panigacci” (a typical bread), DOP chestnut flour of Lunigiana, olive oil and the wines of Candia and Colli di Luni, cured meats and cheeses.
