Rustico Il leccino - Lucca, Tuscany
€ 950.000

Former farmhouse of the 17th century on the beautiful Lucca hills, converted into a charming residence in rustic style, where to discover the cosy and welcoming atmospheres of the typical Tuscan country houses.
It is located right in the middle of an impressive hilly landscape and was skillfully extended and restructured at the end of the 1980’s; thanks to its dominating position, you can enjoy a splendid view over the Plain of Lucca and the Pisan Mountains.
The building, originally the farmer’s house set in a wider farmstead, is externally characterized by the classical stone and brick walls and internally by ceilings with wooden beams and terracotta floorings.
The property is divided into two different but adjacent units, surrounded by a land of about 4,000 sqm.
The first unit, spread over three floors: on the ground floor you can find a peculiar living-room directly connected to the large external porched patio, ideal place for lunches and dinners outdoors wich overlooks the valley, in addition to a wonderful kitchen dominated by a large stone fireplace.
A wooden staircase leads up to the first floor where you find a study room, a large double bedroom with a wide private bathroom. The lower floor features a second double bedroom, one bathroom and a further living-room with corner kitchen connected to the large external terrace at the level of the garden.
The second unit, built on two levels, comprises a living-room with fireplace, a kitchenette and a technical room on the ground floor, also connected to the outdoor terrace, while you find a large double bedroom, a twin bedroom and a bathroom on the second floor.

The spacious and well-kept garden of about 4,000 sqm slopes down towards the valley of the building and has a variety of fruit trees and about a hundred olive groves.
One of the prides of this property is its amazing swimming-pool with sunbathing areas, in addition to a spacious wooden gazebo providing a nice shady place by the pool.
Near the gazebo, in a lower position, you find an outbuilding used as dependance for guests or service staff consisting of a wide one-room apartment with hallway and a bathroom, in addition to technical rooms needed for swimming-pool functioning.
