This prestigious property dating back to the 1700s, for sale on the very first hill of Massarosa and with easy access, has retained all the charm of an old country house, renovated to reflect the tastes and design of the Tuscan tradition.
The property, originally used as the farmer's house, of a larger and bordering property of historical interest, is set in a terraced olive grove of approximately 5000 square metres, which extends uphill from the farmhouse, with approximately 200 centuries-old olive trees that produce about 200 kg of fine oil, as well as some fruit trees, a citrus grove and a lovely and well-kept garden with a wooden pergola, facing the patio and the entrance to the property.
Adjacent to the property, but not connected to it, there is a further fenced plot of land of approximately 2,500 square metres, supplied with electricity and water, and used as a vegetable garden, with a further 25 olive trees, the project for which is currently to be implemented. Serving the garden-garden is a wooden building for storage use of approximately 25 square metres, for the storage of agricultural equipment.
The prestigious country house, for sale in Tuscany, is on two levels on the ground and first floor, plus an outdoor oven with wood shed, for a total area of approximately 200 sqm. The refined finishes and furnishings, with their characteristic Tuscan flavour, characterise the interior of this charming residence, which was completely renovated in 2008.
The entrance to the property is on the ground floor via an outdoor patio, an ideal space for al fresco dining. Upon entering, we find the living room with fireplace, divided by furniture into a dining area and a living area with sofas.
Adjoining the living room and connected to the outdoor patio is the large, characteristic kitchen.
Completing this level is a first bathroom with equipped laundry area, as well as a large air-conditioned room with access from the outside, used as a wine and oil cellar.
On the first floor, connected by a stone staircase, is the sleeping area, composed of four rooms, currently two used as bedrooms and two as a study and dressing room, in addition to the large bathroom.
To complete the property, there are three parking spaces, an alarm system with video surveillance, outdoor irrigation and lighting, LPG heating and air conditioning in the sleeping area only, all remotely controlled by means of a domotic system, as well as a 75-metre deep drinking water well, which allows the irrigation of all the land on the property.

The country house is located in the municipality of Massarosa, on the very first hill and with easy access. It is about 7 km from the centre of Massarosa and 750 metres from a small village that is served by all the main services. The sea and the beaches of the sea coast of Viareggio are about 8 km away.
Massarosa, a town of Roman origin and an important tourist, agricultural and industrial centre, is located to the west of Viareggio, between the Sarzanese provincial road and Lake Massaciuccoli, and presents a territorial conformation distributed between hills, plains and lake area. The area is dotted with numerous stately villas dating back to the 16th and 19th centuries, villages and historic parish churches. Massarosa is also known for its natural beauty, in particular for the famous Lake Massaciuccoli within the Migliarino, San Rossore, Massaciuccoli Natural Park. The Park extends along the coastal strip between Pisa and Lucca and also includes the former Presidential Estate of San Rossore, the pine forests of Tombolo, Migliarino and Macchia Lucchese. In 2005, the park was awarded the European Diploma of Protected Areas and, due to the richness of its fauna, is also a LIPU oasis. Of the numerous hillside hamlets, the most significant in terms of panoramic views of the sea coast are Corsanico, Bargecchia, Mommio Castello, Montignano, and Pieve a Elici, where one can admire fantastic natural panoramas and historical and artistic beauty, surrounded by greenery and tranquillity. From the hillside hamlets, the well-serviced centre of Massarosa, the sea and the beaches of the famous Versilia Riviera can be easily reached in a few minutes by car. The hilly hinterland allows for walks in the countryside on foot, by bicycle or on horseback, following the old pilgrim routes on the Via Francigena.
