This enchanting villa, result of an excellent and refined recovery of a 19th-century farmhouse, stands out for its extraordinary location, materials used (stone and wood) and nature which transmit the poetry, the emotions and the fascination of the past. For the lovers of this kind, it is a real jewel nestled on the first hill of Camaiore.
The villa lies on top of a hill of about 8000 sqm, belonging to the same property, in isolated position but only one km away from the lovely historical centre of Camaiore, easily reachable on foot.
The house is accessible from the public street through an iron gate, and after driving along a private paved road for about 100 mt, you reach the top of the hill where you find the car parks and the well-kept and flourishing garden with swimming-pool.
The peculiarities of this villa are the great care in the recovery of building materials, ranging from stone structures, wooden beamed ceilings with terracotta tiles, cotto and chestnut wood flooring to interior and outdoor frames, in association with modern plant technologies.
The villa, lying on a hillside, underwent careful renovation and was partially expanded in 1992; now, it spreads over four floors which follow the slope of the land with terraces, patios, verandas, porticoes and outdoor walkways, where you enjoy the splendid view of Camaiore and its valley.
The main access to the house is from the marvellous porch on the first floor. On this level, you find a wide hallway, a large living-room with a wonderful fireplace, a small dining-room, a wonderful fully equipped kitchen externally connected with a terrace and a delightful pergola, ideal place for lunches and dinners outdoors. Also on this level, adjacent to the entrance, there is a wide space comprising one bedroom/study room with bathroom, usable as accommodation for service staff, a spacious pantry, a laundry room and some technical and service rooms.
A splendid cipolin stone staircase leads up to the sleeping area, on the second floor, where you find a fantastic master bedroom with decorated chalkboard fireplace and a private bathroom, in addition to three further double bedrooms, one bathroom and wardrobe. This floor is externally connected with the garden and swimming-pool area, through a wonderful porch. The mansard roof, on the upper floor, consists of two large multi-purpose spaces, usable as further bedrooms, studio or relaxation area.
On the ground floor, you find a large cellar against the rocky wall of the hill, one bathroom, and a beautiful cellar with fireplace and equipped with a second kitchen connected with the outdoor patio and the large porch, further spaces used for convivial gatherings with friends.
This unique property also offers two further small buildings for storing swimming-pool equipment and maintaining the well-kept green areas provided with external lighting and irrigation system supplied by artisan well. Show more Show less
The villa is located in the municipality of Camaiore, on the first hill in isolated position and with the right privacy but at only 1 km away from the historical centre of Camaiore, easily reachable on foot. The seaside in Lido di Camaiore is about 8 km away and is easily reachable in 10 minutes’ drive. Moreover, the strategic position enables to reach the major Tuscan cities of art such as Pisa and Lucca at just over 30 km away, Florence at 100 km away, the Ligurian coast (in Lerici), the Gulf of Poets and the splendid “Cinque Terre”, all of them at about 70 km away. Camaiore is a very wide community which stretches from the fascinating peaks of the Apuan Alps to the Tyrrhenian Sea, in the heart of Versilia, an area full of charme and tradition. Its territory can be ideally divided into four major areas: Seimiglia hills, the capital with its valley, the plain of Capezzano and the coastline of Lido. Indeed, this area is one of the few places in the world where one can find such a combination of landscapes and sceneries: from the sea to the hills, from the mountains to the lakes, from the beach to the Apuan Alps Natural Park. Camaiore has Roman origins and it is worth visiting its pretty, ancient village centre, where the predestrian street of Via Vittorio Emanuele represents the decumano and the hub of the historical centre; here and in the nearby streets there are all the main services, shops, pubs, restaurants, and so forth. The hills of Camaiore hinterland are the perfect destination both for nature lovers and culture enthusiasts. From the several and peculiar hilly hamlets, one can admire fantastic natural landscapes, also with a view on the coastline and historical and artistic beauties, immersed in the green and silence of the countryside.
