The property, ideal for lovers of tranquillity, is only 7.5 km from the sea and is easily accessible and convenient for reaching all the main services and the historic village of Castelnuovo Magra, only 2 km away.
The property, renovated in 2010, is set in a well-kept park of approximately 5350 square metres, planted with flowers and typical Mediterranean plants, as well as 100 olive trees in production and numerous fruit trees.
Through a paved private road, going uphill, we are led to a convenient space for parking a few cars, from which, via the wide entrance staircase, we reach the main floor of the villa, which is developed on three floors, with a total surface area of approximately 490 square metres.
On the ground floor, having passed the entrance hall of the villa and a first study room, we are welcomed into the large and bright living area, divided by furnishings into a dining area, TV area, and conversation area with fireplace.
This large living area is characterised by fine Iranian marble flooring and large windows with French doors, which enrich the living room with light and connect externally to the large panoramic sea-view terrace of over 100 square metres, creating a visual continuity between inside and outside.
Also on this level, adjacent to the living area, are a first guest bathroom as well as the convenient kitchen, connected by a spiral staircase to the tavern on the lower level.
Going up a few steps, completing the ground floor, a first sleeping area houses three bedrooms all with their own en suite bathrooms.

Ascending to the upper level of the villa, on the first floor we find a further attic living area that serves as a hallway to two further double bedrooms each with its own bathroom.
With access from the large external portico of about 160 square metres equipped with a living area, dining area and barbecue area, an ideal space for convivial moments in company, we reach the lower level of the villa, where we find the tavern equipped with a characteristic wood-burning oven and a technical room.
Also on this level is accommodation for service personnel, consisting of a living room with kitchenette, a large storage room, a hallway, a double bedroom and a bathroom.
Completing this prestigious property for sale in Liguria is the well-kept park designed on several levels, a convenient room for storing tools and garden equipment, as well as the large 12 x 5 metre swimming pool with sunbathing areas perfect for relaxing during the summer season.

The villa is located on the first hills of Castelnuovo Magra, overlooking the coast and enjoys a wonderful sea view, which is 7.5 km from the property. The historical centre of Castelnuovo Magra and all the main services downstream are only 2 km away and can be easily reached by car in a few minutes.
The last stretch of the eastern Ligurian Riviera from Portovenere to Lerici gathers around the Gulf of La Spezia, embracing between two promontories beaches, jagged coastlines, blue sea, ancient villages and wild nature, better known as the Gulf of Poets. There were many artists, many of them English, who discovered this strip of land in the 19th century and allowed themselves to be bewitched by its rough and impetuous charm. Among them were David Herbert Lawrence, Shelley and his wife Mary, Montale, Petrarch, but also the famous Lord Byron, who is said to have sought inspiration for his works in a rocky ravine near Portovenere, later renamed Byron's Grotto.
In Lerici, the most important tourist centre in the Golfo dei Poeti, we can still admire the imposing Castle of San Giorgio, built between the 12th and 16th centuries, which still stands out between the sky and the sea with its unmistakable profile characterised by its mighty bastions and very high pentagonal tower; inside the Castle of Lerici is the splendid Chapel of Santa Anastasia in Ligurian Gothic style. Here, the predominantly hilly terrain rises rapidly to panoramic paths offering a refreshing view of the entire bay.
