PROPERTY DETAILS

Living in this marvellous manor house is like plunging into the magical and warm atmospheres of the typical Tuscan historical villas, in harmony with the surrounding landscape.
This property, unique in its kind in the whole territory surrounding Castelnuovo di Garfagnana, dates back to the mid of the 19th century and lies on the ruins of an ancient monastery.
The charm and splendour of that time are still passed on and conveyed through the main architectural details, thanks to the careful restoration carried out by the owners during the mid of the 19th century.
This property presents distinctive characteristics such as terracotta and granite floorings, ceilings with wooden beams and terracotta tiles or decorated with wonderful pictures representing hunting scenes, four large fireplaces, old wooden doors, wide lounges and clean lines, typical of the country master buildings. The villa, surrounded by a land of about 8000 sq m and completely enclosed by a stone wall, stands on a slope with views over the lake of Pontecosi and the mountains of Panie, nestled amid the Apuan Alps.
The property is accessible through a beautiful iron-wrought gate and features a garden, at street level, which hosts a first building of about 80 sqm on two levels and currently used as storage for cars and garden equipment.
A delightful staircase leads up to a large stone paved patio welcoming you at the entrance of the main four-storey building for a total surface of about 1000 sqm.
The villa ground floor consists of six spaces used as living-room, study, halls and parlors, besides a large and characteristic kitchen and a bathroom. A splendid stone staircase connects to the sleeping room, on the first floor, comprising a wide central lounge with decorated vaulted ceilings, in addition to five large bedrooms and two bathrooms.

On the attic floor with mansard you find four further rooms currently unfinished as are the beautiful spaces on the basement floor (directly connected to the garden outdoors) offering large stone and brick arches, old wine vats, a woodshed and a technical room.
Also on this floor there is a lovely dependance for guests or service staff.
Adjacent to the main building with private entrance is a further outstanding stone building of about 500 sqm for residential use to be restored, standing on three levels with a possibility to use it as holiday house or bed and breakfast. Moreover, this historical and exclusive property includes a large garden slightly sloping towards the valley, and a nice small chapel, also to be restored, formely used by the personnel and farmers working for the owner living in the manor house.

The villa is located in the green and hilly countryside between the historical centres of Castiglione di Garfagnana and Castelnuovo di Garfagnana, reachable in just a 10-minute drive, where you find all the main services. The property’s position is strategic to get to the most important Tuscan cities of art such as Lucca at 50 km, Florence at 110 km, Pisa and its Airport at 80 km, and the beaches of the Versilia at about 50 km away.
The Garfagnana region is defined as the green island of Tuscany. Even though it is located near to important old towns, this valley has remained isolated living its own history and creating its own identity.
The Garfagnana is near to important historical centres such as Lucca, Pisa, Firenze, Versilia, La Spezia and Cinque Terre.
The nearest territories are Lunigiana which forms a whole with the valley and is known for its castles, the medium Serchio Valley where Ponte della Maddalena, also known as Ponte del Diavolo (Evil's bridge), marks the entrance into the mountain area of Lucca and the high Versilia with which Garfagnana shares a big part of the Apuan Alps chain. This mountain chain divides the valley from the Tyrrhenian Sea on the west side and from the Appenines on the east side, protecting it as if it was a jewel in a jewel box.
The Garfagnana, literally Grande Foresta (Big Forest), is a territory immersed into green, luxuriant woods where the numerous small towns that characterise the valley seem to appear almost suddenly. Some of them are nestled on a hill, other lay on the plateaus sloping down to the river on the vertiginous rock faces overhanging the valley.
The many itineraries allow to discover wonderful natural environments and small villages. Here, within defensive medieval walls and among narrow carriage streets, time seems to flow slowly and to have stopped.
