We analyze the demand and supply of homes in the coastal areas of Italy through the statistics of portals related to the third quarter of 2020, which report mainly foreign buyers from the United States, United Kingdom and Germany in the period from June to September 2020. Living in the coastal areas of Italy has its advantages, including a mild climate, good food and much more; for this reason, many foreign investors continue to be attracted by the idea of buying a house on the Italian coast.

However, the same foreign demand has been affected since March by the effect of containment measures in all countries and restrictions on mobility, which hinder the entry of investors interested in buying a property. But since May 2020 it has started to recover, and Italy has maintained positive levels of demand.
Although Italy was the European country where the covid had a significant impact first of all in the first wave, causing a drastic drop in international demand in March; Italy now shows a great recovery in international demand, with an average increase of 6 points in the third quarter of 2020 compared to the same period of the previous year. In general, prices have not suffered much from the economic crisis, although we will have to wait for the evolution of the pandemic, in the middle of the second wave, and with encouraging news of an effective vaccine that could reach the beginning or middle of 2021.
These coastal areas, which are predominantly tourism-oriented, have been more severely affected by the covid because of restrictions on mobility, which have prevented the arrival of millions of tourists this summer. But even so, prices have not fallen substantially as many expected at the beginning of March. The moratoriums applied to home mortgages, the different systems of maintaining employment in each country and the low interest rates across Europe have supported this price stabilisation.

From the USA come most of the research for Forte dei Marmi, Orbetello and Monte Argentario, while the Germans prefer Castiglione della Pescaia, Giglio Island and Elba Island.
